The building is managed by The Ethical Property Company, a pioneering social business that provides workspace for organisations committed to positive social and environmental change. The Ethical Property Company is seeking Expressions of Interest from businesses and organisations interested in leasing and activating the South Vaults at Green Park Station, Bath. This distinctive underground space presents a rare opportunity to establish a community-oriented enterprise that reflects our core values of sustainability, inclusivity and positive social impact.

What we’re looking for

We envision the South Vaults at Green Park Station once again becoming a dynamic and impactful space that is part of the cultural and social fabric of Bath. This unique site offers the potential to host a wide range of community-focused initiatives, and we welcome proposals that reflect creativity, inclusivity and a commitment to positive local engagement.

Initial concepts for the space include:

• An art gallery showcasing the work of local and emerging artists.
• A wine bar hosting community tasting events and social gatherings.
• An LGBTQ+ café and safe space, offering peer support and cultural programming.
• An independent bookshop with an integrated café and regular literary events.
• A railway museum and café, celebrating Bath’s rich transport heritage.


These ideas are just a starting point. We remain open to a broad spectrum of proposals and are keen to collaborate with organisations that will respect the character of this historic site while creating a welcoming environment for the wider community.

The site

Previously home to a vibrant community of impact-driven organisations, the South Vaults at Green Park Station have been temporarily closed to facilitate restoration works to the floor above. This historic space is now ready to be reactivated and reimagined. Comprising approximately 250 m², the lettable area spans a series of interconnected vaulted chambers featuring original architectural details, including high brick ceilings and exposed stonework.

The layout offers flexibility to accommodate a range of potential uses, from collaborative workspaces to creative studios or community hubs. With direct street-level access and natural daylight filtering into the chambers, the South Vaults present a rare opportunity to occupy a characterful and versatile space in the heart of Bath.

We are particularly interested in working with tenants who are committed to:

• Operating to high environmental standards, including energy efficiency and waste reduction.
• Fostering inclusion and accessibility for diverse community groups.
• Providing clear and meaningful community engagement – such as supporting local suppliers, craftspeople, artists and social enterprises.

Expression of Interest – submission guidelines

We strongly encourage prospective applicants to visit the site and meet with the Ethical Property team prior to submitting an Expression of Interest (EOI). This will provide valuable context and help ensure alignment with our vision for the South Vaults at Green Park Station.

Organisation profile

Include your legal status, mission, governance structure and relevant track record.

Concept overview

Provide a clear description of your intended use of the space, your design concept, and how your proposal will respect the heritage of the South Vaults.

Community impact plan

Outline who will benefit from your proposal, the outreach activities you intend to undertake, and any plans to foster partnerships with local organisations.

Ethical and environmental strategy

Detail how you will measure and manage sustainability, including your sourcing policies, waste reduction initiatives and environmental performance standards.

• All costs associated with the preparation and submission of Expressions of Interest are the sole responsibility of the applicant and will not be reimbursed.

• Successful applicants will be required to enter into a formal lease agreement under the standard terms and conditions of The Ethical Property Company.

• All submitted proposals will be treated as confidential and will be reviewed exclusively by the designated evaluation panel.
